Tenants Guide

How do I arrange a viewing?

Robertson Property Management Limited has an extensive portfolio of properties and to arrange a viewing all you need to do is either call or email us and we will be delighted to arrange a viewing at a convenient time. Unless advised otherwise, viewings will be accompanied by a member of staff during office hours. Our offices are open Monday-Friday 9.00am – 5.00pm.

How do I apply for a tenancy?

Once you have viewed your chosen property and have decided you would like to be considered for the tenancy, you will be required to complete a Robertson Property Management application form (downloadable from our website). You will then be required to provide both character and financial references. Character references can be selected from the following list (we require 2 per applicant): current/most recent landlord (must provide if renting/have rented), employer, course tutor, GP, friend (someone who has known you personally over 2 years). Financial references (again 2 per applicant): current bank statements (for 3 months), current payslips (3 if paid monthly, 6 if paid weekly, guarantor form, any other documents that would be of interest in confirming affordability, photographic ID, and, where applicable, proof of residency status. It is RPM’s policy to request that a tenancy is guaranteed if the applicants are students and/or under 23 years of age. Guarantors will be required to provide photographic ID and proof of address. Where a guarantor is required, we also need the following information from them (photographic ID, proof of current address, copy of most recent bank statement)

In order to secure the tenancy once offered, a deposit is required to be paid on offer of tenancy. The deposit is held in an approved Tenant Deposit Scheme and is only used if you have failed to meet your obligations of the tenancy agreement (i.e. property requires cleaning, repairs are required (excluding general fair wear and tear), unpaid rent and bills etc. as outlined in your lease agreement.

What happens next?

Once we have received your paperwork (including references), we will process your application and advise you if you have been successful.

At this time all paperwork will be prepared under the new Private Residential Tenancy guidelines. As this tenancy is now exempt from the writings act, an electronic signature is acceptable.

On the day the tenancy commences, you will be required to pay your first rent (if not done so by standing order), collect your keys, handover information and inventory from our office. Keys are not released until rent and deposit have been received and after 12 noon of the day the tenancy is to commence. Please note you have 7 days from receipt of the inventory to note and inform our offices of any discrepancies.
